What Do I Do About My Residential Roof?
We get that you’re not always keeping tabs on your roof, so when you finally have to deal with it you have a lot of questions that need to be addressed, which is why we are providing a few answers to frequently asked questions:
How do I know if my roof needs replacing?
There are obvious ways such as leaks, or shingles laying in your yard after a hard wind storm. Other than the obvious clues it may be time to replace your roof, it may be difficult to the untrained eye to know what age damage looks like, normal wear and tear. Hail damaged roofs can be especially difficult to know what to look for. Call the professionals at Blue Spruce Construction Group at (303) 647-3883 to receive a free, no-obligation roof inspection. Waiting too long to see if your roof needs to be replaced could result in severe leaking, excessive damage to your roof decking, and possibly even creating an environment for mold to begin growing on the inside of your home if left untreated. You will receive a full breakdown of the roof along with photos and honest evaluations of the image that is present on your roof.
How long should a roof last?
This can vary drastically from the difference in materials that can be used for residential roofing. The most common however is the asphalt shingle. There are two different asphalt shingles that are the most common. A 30-year shingle or a 50-year shingle. However due to Colorado’s higher elevation, along with the over 300 days of sunshine that we have an asphalt shingle very rarely make it to these life ranges. With proper maintenance and upkeep of your roof, you should expect about 15-20 years of life out of your roof.
Can I install a new roof over my existing roof?
No. It was once allowed by many local building codes, however, things have changed and there is nowhere that it is allowed to have multiple layers of shingles installed on a roof. When we install a new roof for you we will remove all old materials straight down to your roof’s decking (the plywood) and install all brand new components so that you have a new roof. We will clean up after and make sure all the trash and nails are removed to the best of our ability.
How long does it take to replace a roof?
In most cases, a new roof can be replaced in 1-2 days. However, depending on the size of the home and the local jurisdiction’s requirements it could take up to 4-5 days to finalize a new roof installation. Be sure to ask one of our Senior Project Managers about the time frame it’ll take to install your new roof so you know how to plan your time accordingly.
Can I replace or repair the roof myself?
You absolutely can. However, this is never recommended. In almost every case when you hire Blue Spruce Construction Group to help you with your roof repairs or replacement you will receive a warranty with the work that has been performed. We recommend hiring Blue Spruce Construction Group for all your roof replacements or repairs.
What is the best roofing material for my home?
This can vary quite a bit with all the different materials that are available. Asphalt shingles are the most common and widely used material in roofing. A class 4 impact shingle is a great investment in your home. Installing a class 4 IR shingle can potentially give you a discount on your insurance annual policy premium year after year, all at the same time giving you an added comfort in knowing your roof may be holding up better against your neighbors who have a standard shingle installed.
How do I know you’re not a storm chasing company?
With over 2,000 roofing companies in Colorado, it’s hard to know which ones are local and which ones come in and offer a fly by night sub-par service to homeowners. We recommend you look at our Google, BBB, and Home Advisor reviews and see the countless customers we have helped over the years.
